Role summary
Qiddiya Investment Company seeks an experienced Senior Manager – Feasibilities and Business Plans to lead financial and commercial feasibility analysis of residential apartment developments across the Qiddiya master plan. This role ensures apartment schemes are commercially viable, optimally configured, and aligned with market demand, development strategy, and investment return requirements. It requires deep expertise in residential apartment feasibility including unit mix optimization, pricing and absorption analysis, cost benchmarking, efficiency ratios, and sensitivity testing, working closely with Development, Design, Sales, and Cost Planning teams.
Responsibilities
- Lead end-to-end preparation, review, and validation of feasibility studies and business plans for residential apartment projects across multiple densities, typologies, and development phases
- Drive apartment-level feasibility analysis including unit mix, sizing, efficiency (NIA/GIA/GFA), pricing, and absorption assumptions
- Ensure all apartment schemes meet defined investment hurdle rates and align with Qiddiya's residential strategy and governance requirements
- Build, review, and manage detailed financial models for apartment projects incorporating unit-level revenues and sales phasing, construction and development costs, cashflow timing, IRR, NPV, and sensitivity analysis
- Evaluate the financial impact of changes in apartment design, density, efficiency, specifications, and unit configurations
- Stress test feasibility outcomes against market, cost inflation, and delivery risks
- Work closely with Development, Design, Cost Planning, Sales, and Planning teams to ensure apartment designs are financially optimized from early concept through investment approval
- Challenge inputs and assumptions to maintain commercial discipline and realism
- Act as the primary financial interface for apartment projects through internal stage gate approvals
- Prepare investment-ready feasibility packs, business plans, and financial summaries for senior management and investment committees
- Clearly articulate risks, sensitivities, and mitigation strategies related to apartment developments
Qualifications
- Bachelor's degree in Business, Finance, Economics, or a related discipline (Master's degree is a plus)
- 10+ years' experience in feasibility analysis, business planning, or investment analysis with a strong focus on residential apartment developments
- Proven experience working with large-scale residential or mixed-use developments, preferably within institutional or giga-project environments
- Strong stakeholder-management skills and experience presenting to senior executives and investment committees
- Strong financial modeling skills and experience with financial analysis software (e.g. EstateMaster)
- Excellent interpersonal and communication skills for effective collaboration with cross-functional teams
Education
Bachelor's degree in Business, Finance, Economics, or a related discipline (Master's degree is a plus)
